What shortens or extends an appliance’s life
Two identical appliances, bought the same year, can have dramatically different lifespans depending on how they are used and maintained.
Things that shorten appliance life
- Overloading. Putting 14 lbs of laundry in a machine rated for 10 lbs puts sustained stress on the motor, bearings, and drum. Dryers are the same way.
- Skipping maintenance. A dishwasher filter that never gets cleaned forces the pump to work harder. A fridge with dirty condenser coils runs its compressor longer and hotter. These are slow-burn failures.
- Hard water. Metro Vancouver has relatively soft water compared to parts of BC, but limescale still builds in dishwashers and washing machines over time. It degrades heating elements and seals.
- Ignoring early warning signs. A small leak, an intermittent error code, or a grinding noise that “comes and goes” usually signals a part wearing out. Fix it while it is a $150 job, not a $500 one.
- Poor ventilation. Dryers need clear exhaust ducts. Fridges need air circulation behind them. Ovens need range hood ventilation. Appliances that run hot fail faster.
Things that extend appliance life
- Clean fridge condenser coils once or twice a year (underneath or at the back, depending on the model).
- Run monthly hot-water cleaning cycles in your washing machine.
- Clean your dishwasher filter every two to three months.
- Check dryer vent ducts annually for lint buildup. A blocked vent is also a fire hazard.
- Do not store things on top of your fridge or stack heavy items on top of front-load washers.

The single highest-value maintenance task for most households: clean your dryer duct from the machine to the outside vent. A partially blocked duct makes your dryer work harder, doubles drying time, and is a leading cause of house fires. A $100 duct cleaning every few years is worth it.
Signs an appliance is near the end of its life
Age alone is not the whole story. Watch for these patterns:
- Repairs are getting more frequent. One repair in 12 years is normal. Three repairs in two years is a pattern. Parts are failing because the whole machine is wearing out.
- Energy bills are creeping up. An aging fridge or dryer that runs longer to do the same job uses more electricity. If your hydro bill has risen without explanation, aging appliances can be a contributor.
- Parts are no longer available. If your tech tells you the part is discontinued or backordered indefinitely, that is a strong signal to replace.
- Performance has declined noticeably. Dishes coming out dirty despite a clean filter. Clothes still damp after a full drying cycle. Food going off faster than it should. These are functional failures even if the appliance technically “runs.”
People often ask: Should I repair an appliance that is near the end of its lifespan?
Use the 50% rule: if the repair costs more than half the price of a comparable new appliance, replacement usually makes more sense. Also factor in age. Spending $300 to repair a 14-year-old dishwasher (average lifespan: 10 to 12 years) is risky money. Spending $300 to repair a 5-year-old dishwasher is almost always worthwhile.

Refrigerators
French door and side-by-side fridges have more moving parts and more electronics than basic top-freezer models, and they reflect it in shorter lifespans. Ice and water dispensers are a common failure point after year 8 to 10. LG and Samsung French door fridges built between 2014 and 2019 had well-documented compressor issues; if yours is in that window, it is worth knowing what you are dealing with.
Washing machines
Top-loaders outlast front-loaders partly because the drum bearing setup is simpler and less exposed to water. Front-loaders are more efficient but the door boot seal, drum bearing, and pump are all common failure points in years 8 to 11. Ovens and ranges
Gas ranges outlast electric by a few years on average. The main long-term failure on electric ovens is the bake element and the control board. Gas ovens most often need igniter replacement at some point, which is a straightforward, inexpensive repair. Oven repair is usually worth doing because the replacement cost of a quality range is high.
